What do you need?

Building Surveys

We carry out all types of survey reports from brief inspections to full building surveys. You will then receive a full written report. Building surveys include:

  • Building surveys - a non-intrusive full survey report on condition of a property, including room by room analysis and any defects, alterations are noted. It also includes at the request of the client, any additions or alterations that they would wish to make are structurally viable.
  • Schedules of condition - reports on condition of the property to prevent dispute, such as Party Wall, car park resurfacing.
  • Schedules of dilapidation - this report is usually undertaken at the end of a lease term to note any defects that occurred during the lease term. It highlights items that need to be corrected before the landlord can re-lease the property. These are typically carried out on behalf of landlords.
  • Snagging lists - this is carried out at the end of project to highlight any works still to be carried out, work to be completed and any defects.
  • Brief inspections/walk through survey - these are usually requested to assess if any structural alterations are viable and do not require full analysis of each room. This is brief and not as in depth as a building survey. These are usually requested when changing/moving internal load bearing walls.
  • Dry and wet rot/ Mould/ Movement/ Cracking/ Damp/ Insect attack - general inspections of defects and concerns.

 

Project Management

A project manager can be responsible for a project from planning through to hand over and completion. A project managers' duties could include appointment of consultants or working with already appointed contractors.

Project management can include site visits, planning permissions, building regulations, point of contact, and liaison with all parties. We ensure clients' negotiations are conveyed to consultants and contractors, and that they are met. We act as liaison between client and advisors, and also between client and construction issues.

Projects where a Project Manager may be involved include:

  • New Builds - domestic and commerical
  • Refurbishment/Renovations
  • Extensions
  • Demolition

 

Party Wall - The Party Wall Etc Act 1996

We are qualified and experienced party wall surveyors and members of FPWS, and work according to The Party Wall Etc Act 1996. This involves acting impartially for either and/or both Building (property) Owner and Adjoining (neighbouring) Owner.

If you are the owner of a property under development or renovation along the boundary line or within 3 to 6 metres (including foundations) of an adjoining owner (neighbour) you may need a Party Wall Award in place before any work commences. A Party Wall Award is a legal document. Plans and area of a build/renovation needs to be inspected to ensure the condition of the adjoining wall/ party fence is not compromised in any way; this type of work comes under the Party Wall Etc Act 1996.
